Short-term or long-term rental? A comparison for property owners

Many people who want to rent out a property face the same question: short-term or long-term? The answer is not the same for everyone. It depends on the property's features, your expectations and the time you can commit. Below we compare the two models under the main headings.

Income structure

Long-term: There is usually a rent set in advance, and income is more predictable. Rent increases depend on the terms of the contract.

Short-term: Income varies with season, demand and pricing strategy. When managed well it offers flexible pricing, but it also brings fluctuation.

Effort and operations

Long-term: Once a tenant is found, the day-to-day operational load is light. You usually deal with maintenance, building fees and occasional contact with the tenant.

Short-term: It needs continuous work: reservation management, guest communication, cleaning, laundry, check-in and check-out, and maintenance. You can do this yourself or hand it to an operator.

Flexibility

Long-term: The property is with the tenant for a long time, so flexibility for your own use or a sale plan is limited.

Short-term: You can control the calendar, use the property yourself in the periods you choose, or prepare it for sale.

Wear and maintenance

Long-term: Because the same person uses the property continuously, wear is easy to monitor, but renovation may be needed when tenants change.

Short-term: It means more guest arrivals, more frequent cleaning and more regular maintenance. That is a line item to include in your budget.

Regulations and building rules

The two models fall under different legal frameworks. For short-term rental, permits and building-management rules matter in particular. Check your current situation with official sources and, if necessary, a specialist.

Which property suits which model?

  • Properties in the city centre, near tourist or business districts, may suit short-term rental better.
  • Properties in quiet areas suited to family life may suit long-term rental better.
  • Buildings with several units can offer economies of scale in short-term operations.
  • Owners who cannot give time to operations should consider working with an operator for short-term rental, or choose long-term.

A short checklist for the decision

  1. Is predictable income or flexibility more important to me?
  2. Do I have the time or a team for day-to-day operations?
  3. Do I want to keep the property flexible for my own use?
  4. Does the property's location fit guest demand?
  5. Do the building and regulatory rules allow short-term rental?

Is a hybrid approach possible?

Some owners combine the two models. For example, they rent the property short-term in certain periods of the year and keep other periods for their own use or for longer stays. This approach provides flexibility, but it requires more careful planning of calendar management and regulatory compliance. Monthly and mid-term stays can also be an option between the two models.

How do you deal with income fluctuation?

For those who choose short-term rental, the following can help:

  • Make a cash-flow plan for quiet periods.
  • Adjust price and minimum stay by season.
  • Open up to different guest profiles and channels.
  • Track operating costs regularly.

Frequently asked questions

Is short-term rental always more profitable? No. The result depends on the property, the location, the quality of operations and market conditions. Each model has its own costs and risks.

Can I switch from short-term to long-term? Generally yes. But take existing reservations and platform obligations into account.

Which one involves less work? In general, long-term rental has a lighter day-to-day workload. In short-term rental it is possible to hand this workload to an operator.
