Short-term rentals and Airbnb
Is short-term rental in Istanbul right for you?
Published: Author: Houseng Turkish version of this post
Short-term rental means opening a property to guests for stays of a day or a few days. In a city like Istanbul, which receives visitors all year round, the model looks attractive. But it is not the right choice for every property or every owner, and before deciding it pays to take an honest look at your own situation.
What is short-term rental?
In a long-term rental you let the property to a tenant for months or years. In a short-term rental the same property is offered to different guests for short stays. In effect, you turn the property into a hospitality product: cleaning, guest communication, listing management, pricing and maintenance all have to be done continuously and consistently.
Who might it suit?
Owners of empty or underused properties. If you have an apartment you do not want to sell but do not use regularly, short-term rental can be one way to put it to work.
Investors buying property. For investors who choose a property for its hospitality potential from the start and approach it with an operator's mindset, this model is a natural fit.
Owners of several apartments or a whole building. Managing multiple units under one roof makes operations more efficient and more consistent.
Owners of hotels, boutique properties or aparthotels. If you already run a hospitality business and want to strengthen operations or hand over management, this is a relevant area too.
Which property features matter?
- Location and access: Proximity to public transport and to tourist and business districts directly shapes a guest's decision.
- Building and surroundings: The building management's attitude, security, lifts, the entry and exit routine and relations with neighbours can make a hospitality model easier or harder.
- Condition of the property: A well-kept, furnished apartment that photographs well makes the first step easier.
- Floor area and layout: The living space a guest needs and a practical plan both matter.
Who should think carefully?
Short-term rental is a model in which income can change from one period to the next. If you expect the same predictable rent every month, long-term rental may suit you better. If you have neither the time nor a team for the property's day-to-day work, you should also consider handing operations to a specialist. Regulations and building-management rules also need to be reviewed before you start. See our related articles on these topics.
Questions to ask yourself before deciding
- For what purpose do I use, or plan to use, the property?
- Can I accept seasonal swings in income?
- Who will run day-to-day operations?
- Do the building and regulatory rules allow short-term rental?
- Do the property's location and condition match guest expectations?
Which neighbourhoods and building types stand out in Istanbul?
Demand in Istanbul clusters into different profiles by neighbourhood. The historic and tourist districts attract short-stay city visitors, areas near business and exhibition centres attract business travellers, and the Bosphorus and seafront draw guests who are mostly on holiday. The same apartment should be presented differently depending on the guest profile you are targeting.
Building type matters too. Serviced residences can offer advantages for entry, exit and security. In older, smaller apartment blocks, it is wise to talk to the building management beforehand. When several units are in the same building, running operations from a single point makes both cost and quality control easier.
Frequently asked questions
Does the property have to be furnished for short-term rental? Yes. Guests expect a ready-to-use stay. Basic needs such as a bed, kitchen, bathroom and workspace need to be complete.
Can I use the property myself and also rent it short-term? Technically, yes. You can block the calendar for your own use. But a frequently changing calendar can affect listing performance and operations.
Can a small apartment work too? Small apartments suit guests travelling alone or in pairs. If the location and layout are good, floor area alone is not decisive.
Do I have to run operations myself? No. You can hand all or part of the operation to a specialist operator.
At Houseng we believe every property's needs are different. Some owners want to hand over day-to-day operation entirely, some are happy with marketing and reservation support, and some first want to see their property's potential. You can browse our solutions or get in touch about your property.
